We’ll discuss how exactly it works, and how you can do it, in six easy steps. Don’t forget, we’re with you every step of the way, and we’ll help you get your house sold! After all, as a wise man once said, “no plan ever failed due to good planning.”

Step 1 – Preparing your house to go on the market

We’ll start with one of the most important aspects of house selling. Preparing your house to go on the market. For the most part, prospective buyers don’t appreciate walking into a cluttered, dirty house. However, because of your thinking ahead, they won’t have to.

Many professionals advise you to cut down on your personal home items by ⅓ when selling your house. This isn’t always realistic, but taking some clutter out, and/or organizing will help. Folks want to come into your house and picture themselves living there, with their stuff. Not your clutter.

Deep cleaning and small renovations are other aspects of preparing your house. Every room should be “spring cleaned” one time and then kept neat all the time. If you have any little home improvement projects that have been piling up, now is the time to take care of those.

Step 2 – Research and price your house

Everyone likes to get a good deal. But not everyone likes giving a good deal. Furthermore, not many folks know how to get and give a good deal on their house, while also being reasonable. But there’s not one perfect solution. Because you want to how to sell your house without a realtor, it’s up to you to research and find a fair-minded price.

Try to surf the web for similar houses in your area that are being sold, and see what their asking price is. If you can get an idea of what others are listing their houses for, it will give you a better idea of what to list yours for.

Step 3 – List on the MLS (Stickbuilt Homes)

Listing your house on the MLS (Multiple Listing Service) is a widely debated topic. For example, many realtors would tell you not to waste your time on it. But we don’t think it’s a bad idea. Plus, the more publicity your listing gets, the better.

We would suggest getting a flat fee listing from the MLS to advertise your house. This will advertise your house on the most common real estate sites. This way, you can be more hopeful that your house will be seen by buyers.

Step 4 – Market and advertise

Similar to what we talked about in step 3 is advertising and marketing. Listing your house on the MLS is a great way to get started. But advertising locally is also a fantastic idea. Putting flyers up on bulletins in stores is generally allowed, as is flyers on telephone poles, or somewhere that cars frequently drive by.

Step 5 – Hold an open house

While folks may be eager to buy a house, they’re not always sure how to go about finding one. Queue the open house. Take a free Saturday or Sunday afternoon, and open your house up for showings.

Open houses are a great way to advertise and get interest in your house. Plus, even if you don’t find a buyer, you might make a new friend! Learning how to sell your house without a realtor isn’t just about making money. If you can make friends at the same time, it makes it more fun!

Step 6 – Know the selling points

Not everyone may love your house at first sight the way you do. That’s why it’s helpful to know not only what buyers are looking for, but also what your house has to offer. Kitchens are a great selling point. And you can always call attention to how many fantastic bedrooms there are, and what a great yard your home has. Don’t forget that condition and warranty are important factors for buyers, so look up when you had your appliances installed and what the warranty on your recent roof remodel says.

While providing clear and truthful information, don’t forget to be enthusiastic and optimistic too. And hopefully, you’ll sell your house fast.
