Do you purchase the land or just the home?

We purchase mobile homes only.  We do not purchase land ourselves. The offer you receive will be for the home and does not include the land. However, we may have buyers looking for a land/home package so we encourage you to continue the process so we can match you up with a potential buyer in your area.

Do I need to keep the insurance on the home after we close?

No, once the home changes ownership at closing you can cancel your insurance.

Who pays lot rent when I sell my home to you?

US Mobile Home Pros will be responsible for next months lot rent (unless outlined in our agreement or the home is sold prior to month end) following the successful closing on the home.  Any back lot rent owed to the park prior to our closing will need to be paid to the park by the seller.

How long have you been doing this?

We have been buying and selling used mobile homes since 2001.  All of our agents are very experienced and we have an excellent reputation whether we are buying homes or selling them.

What is my mobile home worth? *

This is a difficult question since retail markets can change from one park to another. A home in a desirable community can retail for thousands more than the same home in a community in poor condition, or an undesirable location.  You would also have to decide what market you wish to sell in.  Although the retail market may fetch a greater profit, it typically takes much longer to sell.  The wholesale market may not provide as much profit, however, the sales process is very quick, providing fast and easy relief for a variety of situations.  (This should be a link where they can view the different situations for needing to sell.  Each one would have a video accompanying the reason.)

Will you be keeping the home in the park or not?

There is a very good chance that the home will be removed from the park.  In certain situations, we will sell the home to a buyer that wishes to keep the home in its current location.  However, our motivation is always to fulfill the needs of the many buyers we serve throughout the United States.  Therefore, moving the home will be our intention.

I haven’t put the title in my name yet can we still do a deal?

We can absolutely do the deal.  However, we will need you to put the title in your name before we execute the purchase agreement.  Selling a home that is not titled in your name is considered “jumping title”.  This is an illegal activity which neither party should engage in.

It’s my parents home and they are both passed, what happens next?

While the process may vary from state to state, the important thing to know is that the home can be sold by whomever inherited it.  Give us a call to learn the process for your state.

How long do I have to move out once I sell to you?

Typically we try to close within 3 months of purchase.  In certain situations we may agree to a longer occupancy timeframes, however, the downpayment amount would be reduced for a mutually beneficial agreement.  In such cases, the normal process involving the title would be assumed.

When do I turn off the utilities?

Utilities can be turned off immediately following the successful closing of the home. If the utilities are prematurely turned off and the home freezes up during the winter months, the seller would incur all fees associated with the damage caused.

When would we do the final walk thru?

The final walk thru will be scheduled at the time of purchase.  This will be a mutually agreed upon date, set by the seller and US Mobile Home Pros, LLC.

Can you give me a price on my home?

Absolutely!  By filling out our quick sales form you will be emailed an initial range offer amount.  This range is based upon the answers you provide in the form, and should only be viewed as a rough quote.  Throughout the process, our offer amount may change (higher or lower) depending on the new information received.  The email that is sent will include a request to upload pictures.  These will be extremely helpful in accurately, fine tuning our offer amount.  Lastly, a personal walk thru of the home by one of our agents will complete this process.  If both parties agree, we will be ready to sign a purchase agreement that day.

If I do a bunch of repairs will my home’s value go up?

Sometimes minor repairs can help make the home more presentable when selling in the retail market.  However, the wholesale market more often takes the year and size of the home into account.  Any repairs made to increase the value in this market are typically not cost effective, and end up being more expensive than the value produced.  For more information on minor repairs we suggest click here.  (Takes them to a blog post that was written on repairs)

I have a lien on my home who takes care of that?

You would be required to take care of the lien before the closing.  Depending on the amount owed we can have a cashiers check written out for the balance.  If the balance exceeds the sales price of the home the seller would be responsible for the difference.

What if I cannot find my title?

If your title has been lost you can apply for loss of title at your local Secretary of State or DMV / BMV.   The fee for this is generally minimal and the process is between one and five days.  Give us a call for the process in your state.

The park has the title and the lien on my home, can we still work together?

Yes – although the park holds your title and a lien, it is still your home.  As long as we sign a purchase agreement and you’re able to pay off the lien you’re able to sell your home to whoever you wish.

How can I sell my home if I owe more than your offer amount?

There are a couple ways we could explore.

1) If you have the ability to pay the difference we could combined funds to cover the balance.

2) You could call the mortgage company to see if they would be interested in a short sale.

3) In many cases we may find that we are not your best option when a large amount is owed.  In such instances, we may suggest avenues outside our services that would be better suited for your given situation.

Do you have any homes for sale?

Yes we do.  All our homes are sold on a cash only basis.  We do not finance any sales or rent homes.   Contact us if you would like to view any homes we may have for sale.

Will you take a trade in?

Although it would be extremely rare for this to happen, we would consider a trade in if it made sense.  A more likely scenario may result in us purchasing your home and giving you a credit toward a home in our inventory.  If this is something you would like us to consider we would ask that you give us a call to discuss it.

Will leaving the appliances get me more for my home?

Our offers assume that appliances come with the home.  If you plan to take any of them with you it may result in a reduction in our offer amount.

If I am not there can my wife or husband show you the home?

Yes, however, it should be noted that a purchase agreement cannot be completed unless all persons listed on the title are present for the signing.  If this is not possible, other arrangements can be made ahead of time.

How long does this process take? *

The actual process does not take long at all.  Depending upon your individual time restrictions, we could complete the sale within 48 hours or less.  However, the majority of the process will be the time between the signing of the purchase agreement and the closing date.  The process can be likened to the sale of a vehicle. For more information on the full process please see FAQ #1.

How long is your offer good for?

The initial range offer may be honored for several months after the form submission.  However, if an agent makes an offer during an appointment, and the seller asks for more time to consider, the offer may be adjusted to account for the return trip.   In order to make every effort to reduce the chances of this happening we make sure to have as much information (including pictures) as possible prior to our arrival.  Unless an issue was not disclosed earlier in the process it is unlikely that we will make an offer below our agreed upon range.

Will you talk to the park or will I have to do that?

We will call the park following our successful closing on the home to inform them of our purchase.  If you opt to have us contact park management on your behalf we can do that.

Can I get an offer letter from you?

Unfortunately, we do not provide offer letters.  The offers we obligate ourselves to will remain oral until a purchase agreement is completed.

Will it be ok if I need to change my closing date?

Under certain situations we will agree to a changed closing date.  We understand that not everything is under your control and unforeseen issues may arise.  Every effort should be made to honor the original purchase agreement, but you may give us a call with your request if your situation is unavoidable.

Do you purchase homes on private property?

We do purchase homes on private property.  In such cases, we will need to evaluate the property for access to the road.  Additional pictures may be required.   Please note that it can take 45 days (or in some cases, longer) to successfully move the home.  If you are planning on removing the home so that you can build on the lot, we suggest giving us a call so we can have a discussion.

Will you notify me when the movers are ready to remove the home from my land?

We can make arrangements for this.  Please make your request know so me can keep communications open between you and the mover.

How will we exchange the funds for the title so far away from each other?

There are several options that we can explore.  The best option, that is the most secure for both parties, is to use escrow.com.  The process would require EZ Homes to send the payment to the escrow company, which they would hold.  You would then send the signed title to us.  Once received, we would release the funds to you.  Escrow.com will not release the funds to either party without the others consent.  For more information on their processes:  https://www.escrow.com/escrow-101/how-it-works-buyerseller.aspx

In other cases we may mutually agree on using a local law office for the exchange.  We may also elect to send one of our agents to meet with you.

How many pictures should I take of my house?

The more the better.  We request two types of pictures.  The first is a group of pictures should show the overall layout of the home, room by room.  The second group will show any problem areas -or- higher end features.  A full walk thru of the home will be conducted later in the process so it’s best if we know all issues prior to narrowing down our range offer.

What do you do with my information?

Your information is safe with us!  We hate spam and would never use anything you share with us outside of its intended purposes.  All information you give will be used for the quote you are requesting.  Please see our terms of use for more details.

Which states do US Mobile Home Pros operate in?

US Mobile Home Pros is licensed is multiple states.  We purchase homes throughout the continental United States.  For the states we’re not licensed in we have several relationships with brokers who would be more than happy to entertain the purchase of your home.

How is my payment made?

Unless otherwise requested, we make all our payments in cash.  Mortgage companies often request cashiers checks for payoff… this wouldn’t be a problem.

Do you work with mortgage companies?

Yes – we have a lot of experience working with mortgage companies.  We are familiar with their processes and will work directly with your representative if needed.

Where will my mobile home move to?

We have buyers all across the continental United States.  Many of them are reoccurring so it won’t be clear of its exact location until we list it out.

Do I have to pay for the home moving expenses?

Unless outlined in our purchase agreement, you would NOT be responsible for any moving expenses.

Will you purchase homes in rough condition?

We purchase homes is all sorts of conditions.  Even if you think we wouldn’t be interested… please submit your home’s information.

Can we leave our furniture in the home?

We would request that you make every effort possible to clear the home of all belongings.  In some situations we can understand if it is not possible to remove certain items due to unusual circumstances.

Are you licensed and insured?

Yes – we are both licensed and insured in multiple states.

Do you have references?

Am I allowed to sell my home to you?

If you have been told by anyone that you are not allowed to sell your home to a broker we encourage you to call us.  Don’t let anyone tell you who you can sell YOUR property to.

Will you purchase my home "Sight unseen"?

No – we will always send someone to your home for an inspection.  If your home is a long distance from one of our agents locations we will hire a third party home inspector to complete this process.

What if I'm behind in lot rent or taxes?

Depending on the amount owed, we can help you get caught up on this debt.  Don’t allow the park to get your home for free.  We can help you!

Am I obligated to let the park know I’m selling it to you?

You are not obligated to inform the park prior to selling your home to us.  This would not be suggested since the sale is not yet final.  Once we complete a purchase agreement you will want to remain compliant with your parks rules regarding the vacancy of your home.
