Our offers are based on the information given to us on our online form. No sensitive information is required and the average time of completion is approximately 2-3 minutes. The answers you provide will only be used for assessing your homes condition and layout and will not be sold to any third party.
Once you have completed the short form we will compare the information you’ve provided with the many homes we’ve sold in the past. Our offers are based on what we can sell the home for, while taking into account all the expenses that will come with the purchase. One of the main factors in selling a mobile home is the condition it’s in. This is not something we can determine without actually viewing the home in person.
Pictures are a huge help in narrowing down our offer, but we still like to give a range in the initial offer amount. Therefore, we typically give a $3,000 range in order to account for “average” swings in condition. This means we may make an offer of $14,000 – $17,000 for example. Usually this accounts for the gap that may occur when each party assess the condition of the home.
While this process does accurately predict an offer range we’d be comfortable with, there is always a chance that our “calculator” gets it wrong. This, most likely is the result of differences of opinion in terms of the property’s condition (For a much more in-depth look at how our offers are developed, please click here). Therefore, this offer amount should be seen as an estimate only. We will narrow down this range as the process moves forward.
The offer will be emailed to you within 20 minutes. There is no pressure to entertain the offer and you do not have to speak to a representative to obtain it. We simply ask that you hold onto our information for when you are ready to take the next step.
Once you’ve had a chance to consider our range offer we would need to get a little more information about your home. This is a very important step in the process because it’s what helps us narrow down our offer to within about $0 – $1,000, until we are able to personally view the home.
This is where we will possibly ask you to upload more pictures of the home and give us a bit more detail on specific features of the home. No worries… this process has been streamlined so that it’s extremely simple for the seller. Nothing we ask of you will be difficult, even if you’re not computer savvy.
This step in the process prepares our agents for their visit to your home. If we’ve made it this far, chances are you’re very close to being free from the stress this home’s causing you, but we never want to be one of those brokers who tell you a price on the phone, only to blindside you with a reduced offer once they show up at your door. Accurate information gathering is key to this process.
So you’ve provided accurate information and received a solid offer from us. Now we have to make it legal. Both parties will be expected to sign a purchase agreement outlining the terms of the sale. This document will protect both of us, and more importantly, puts everything in writing so that there are no misunderstandings in the end. Documentation is the best way to make sure everyone is on the same page. You will get a copy of the agreement before we leave your home.
Along with the purchase agreement comes a downpayment. The amount of this payment will depend largely on the amount of time you need to vacate. You’ll be picking your closing date upon signing the purchase agreement. The shorter amount of time needed, the larger the downpayment. This can be negotiated with the agent at the time of your appointment.
As your closing date approaches we will be contacting you a few days prior to confirm the appointment. During this confirmation call we will be setting the time of our appointment and discussing any last minute details that may have gone unaddressed.
A walkthrough of the home will be conducted and the remaining funds will be given in exchange for the keys and a clean home. All following months lot rent from this point forward will be paid by US Mobile Home Pros, LLC as long as we continue to own the home. Your are now free of your financial responsibilities.
